Remodeling a bathroom

We're remodeling our master bath. What are some must haves or must avoids? Budget will be $10-$30k
 
big things that improve resale value of the house
- Jacuzzi / Garden tub
- Shower with shower head mounted so a 6 footer can stand under it. Rain shower head is nice too

Details
- toilet paper holder mounted where you don't have to walk to wipe your butt and you don't have to reach behind you to grab a sheet either.
- touchless toilet (flushes by waving your hand over the sensor

Over the top
- tv mounted behind those mirrors that switch from transparent to mirrored so you can watch tv but don't see the tv while in the tub.

Keep about 15% of your budget dry, you will need it in the end.
 
A towel and storage closet or a large floor to ceiling cabinet. When I remodeled my bathroom a few years back I installed one of the large floor to ceiling cabinets and now I'm only wishing it was a little larger.

Spring for one of the expensive exhaust fans that's super quiet. I installed one of the less expensive ones and when I turn it on, I can't even hear myself think (the good news is that I can't hear my wife talking either.) It definitely wasn't worth the $30 savings.

Don't install one of those oversized showers. It's just not worth the extra maintenance and cleaning time required.

Don't let them use the greenboard in the showers or around the tub. Use the Durarock cement board - you will never have a problem with that stuff.

I'll vouch for this.

I DIY'd as much as I could when we remodeled our guest bath. The only thing I needed help with was setting the new tub (had to adjust the waste connect slightly) and getting the new fixtures installed (there was some difference between what we picked out and the way that the old piping was run). Aside from those things, we ripped the bath to its studs and rebuilt.

I will also vouch for what fab said regarding the exhaust fan. While we didn't go the cheap route, I know a few people that did and I wouldn't trade my slightly more expensive recessed light/fan combo for the jet engine that they bought.
 
When I sell my current townhouse and buy a single family, this will be my first project unless the house already has a kickass master bath.

If you contract it out, how long would it typically take?
 
Grey weathered wood, 1/4 moon cut out of entrance door. stick to chase away spiders and snakes is good add.

Throw away corn cob, upgrade to old sears catalog to the side, can look at pics before ripping out a paper sheet.

The scary thing is, that is a pretty good description of our first bathroom when we moved to Merritt Island. Bought a used Jim Walters shell home, Well with horrid sulphur water in front yard, and nothing inside the house.

I remember the first thing we did was insulate it and put up drywall in 2 of the 3 bedrooms so we at least could get dressed in private. My 2 brothers and I shared a 10x10 room. got showers under the hose in the back yard. My dad, older brother, and I dug out septic tank and drain field by hand, and Dad built the the tank and drain field. Once that was done we were able to run plumbing inside and get kitchen built. We thought we hit the lotto the first time we had a home cooked meal inside, cooked on a real stove, rather than outside cooked on a pump style camping stove. We probably went 6 mos before bathroom was done. That was a real treat, we had a 30 inch wide cabinet with sink and running water(stinky sulfur but it was running,) We had a spider free, 7 gal flush toilet, with paper holder handy, and best yet a soon to be rust colored 5ft tub with hot... (yes I said hot) water.

Our guest bathroom is our next big project. It has a sunken tub right in the middle of the bathroom so it should be fun. It also has a toilet in one of the corners.
