If you know anyone who is looking, my house in Oviedo (Alafaya Woods) will be up on the market at the end of this week. Ideal "starter home" for up to 2-3 kids (quaint 1,268 sq ft, 3/2 bed/bath), outstanding schools as anyone will tell you in the area (all 9 and 10 on Zillow).
We're 20 year owner/residents, always taken care of it as we've had to live in it (unlike a number of 'owners turn landlords around us), just downsizing to a condo in the area, as I have a full time job outside the state. We're pricing to sell, just painted and various things redone (including guest bath) the past couple of weeks.
All the other improvements (siding, roof, new A/C compressor+mover, remodeled master bath w/corner garden tub, etc...) have been done over the past 3-12 years. Again, we've lived in it, never rented it, originally bought it to raise kids in, but are now downsizing to a condo as we're in our mid-40s, and I'm becoming a resident of another state.
