(Local) Government of the People Is a Farce

Is East Orlando going to be unattractive now? Where will they put all those Applebee's and Subways? Gotta be a new TJ Maxx in there somewhere.

That vote was bought and paid for long before last night. Add to that nobody in your group was the clear leader and spokesman they didn't play the game like they needed to so the developer won.

Plus even if he lost he was going to come back in six months and try again. It was a war of attrition and he had the money to outlast, outwit and outplay the common man.

Your group was never going to win because there was no compromise.

Oh and wait for all of the changes to the plan now that he has approval. You thought it was bad before just wait until they start construction.

So glad I moved away from the area. No sprawl issues in my new neck of the woods. I can actually get from point A to point B in under 30 minutes in the afternoon.

Wait, you want / like the government telling people what and where they can build things? When did you start voting for the Socialist Party?
 
They're having the same issues with these new "contained communities" in the Tampa area. Fishhawk and now Connerton. They're throwing up these massive developments with small 2-lane highways feeding into them and it's just a mess. I have coworkers who bought in Fishhawk and they said it's an absolute nightmare trying to get out in the rush hour periods.

St Pete on the other hand is building in and around the downtown area which is making downtown a great place to visit. There's a new business opening every month.

Stop it, Honors. I would have been fine leaving it at the density for which it is currently zoned, 1 house per 10 acres. The developer picked the property up for the price at that zoning level and will now develop at a high density for which the infrastructure can't support and never will. Research it, son.

Im serious. I hate zoning. Nobody should be telling anybody what they can build and where. You do realize they have to pay to help expand infrastructure?I think that is dumb too btw. Centralized planning simply doesn't work. Once you get centralized planning in your head its very difficult to pull yourself out of that thinking. Let markets work. Roads included.

But i challenge anyone to make a ideological non pragmatic case for zoning.

There has to be some level of zoning for controlling growth. Zoning allows for more efficient planning of the infrastructure required to support the building of homes, commercial and industrial space. Otherwise you end up with the problems of third world countries. The infrastructure is one of the pillars of a solid economic system and without it we'd be toast.

Although the developers have to pay for some of the roads, it's also a farce. The current system is an unholy union between developers and government in that the government will not build new roads unless there is new development going in to pay for them regardless of the fact that the roads are currently over capacity. It's a catch 22. If we need new roads, we need development. It's basically a giant Ponzi scheme. The infrastructure should be developed to support the growth before it happens not the other way around and it puts us into a situation where we will never have the money to keep up.

The scam is zoning. Its a perfect example of Corporatism that people think is about helping neighborhoods. There is a great youtube video about Houston and them not having any zoning. They've done okay.

They will have to pay virtually zero. They will pay to extend utilities but that is to their benefit. They will pay to add turn lanes, again to their benefit. But so long as they don't exit directly on to colonial the road infrastructure will be absorbed by the taxpayers as a part of the deal.

In fact they won't pay a dime for the impact to the econolockohatchee which they are building on and most certainly pollute completely. That also was a major reason to restrict the project.
